New Construction Homes Perrysburg Ohio: 66 Sold in 2026

Perrysburg closed 66 new construction homes in 2026. The median was $517,400.

Every number below comes out of the NORIS MLS, site-built closings recorded in Perrysburg between January 16 and August 31 of this year, with year built listed as 2024 or later. Manufactured homes are excluded. Ten communities produced those 66 houses, and they are not close to each other in price. The spread runs from $339,950 in Rivers Edge to $2,034,773 in Villages at Canterbury.

If you searched for who is building in Perrysburg, that spread is the thing to understand first. "New construction in Perrysburg" is not a price. It is ten different price points that happen to share a school district and a zip code.

Read the sales column before the median. The Sanctuary in the Woods shows $889,900 off one closing. Belmont Farms shows $399,900 off one. Those are not markets, they are single data points, and I would not price anything against them without walking the individual houses.

Summerfield and Village at Riverbend are where the depth is. Thirty two of the 66 closings came out of those two. That matters if you are buying, because it means there is an actual comparable set to check a builder's number against instead of an argument.

Four more communities have new product listed but no 2026 closing yet: River Ridge at $989,900, Riverford at $870,000, The Sanctuary at $1,099,000 and Sanctuary Meadows at $1,150,000. All four are at the top of the market.

What Is Still Available in Perrysburg?

Forty four site-built new construction homes are listed right now, at a $538,438 median and a range of $339,900 to $1,150,000.

The active inventory does not mirror what sold. Coventry Pointe closed four homes all year and has eight listed. Rivers Edge closed six and has six more. Summerfield closed 17 and has 11 left. Riverbend Lakes closed two and has nothing.

That imbalance is your read on where a builder has room. A section with eight standing listings against four closings in eight months is carrying inventory. A section that sold out is not going to move on anything.

If you want the current listings themselves rather than the summary, the Perrysburg new construction inventory updates off the feed, and I broke down the whole region in new construction homes for sale across Toledo.

Is New Construction Worth the Premium in Perrysburg?

There is a premium, and it is smaller than the headline number makes it look.

New construction closed at a $517,400 median. Perrysburg homes built before 2024 closed at a $363,525 median across 324 sales over the same stretch of 2026. That is a $153,875 gap, and if you stop there you will conclude new construction costs 42 percent more.

Hold house size still and the picture changes. New construction ran $218 per finished square foot. The pre-2024 stock ran $185.50. That is a $32.52 per foot premium, or 17.5 percent. The rest of the $153,875 is that the new houses are bigger, a 2,378 square foot median against 2,029.

Seventeen and a half percent for a house nobody has lived in, with a warranty and current code behind it, is a defensible number. It is not a bargain and it is not a ripoff. It is the price of the trade.

I did not learn that from a spreadsheet. My dad, my grandpa, my uncle and my great grandpa were builders and I worked in it until I was twenty, and later I sold roofs, siding, windows, gutters and downspouts. So when I walk a new build in one of these sections I am not admiring the kitchen. I am looking at the grade around the foundation, whether the downspouts actually carry water away from the house, the window brand and whether the seals are right, and how the soffit and siding are cut at the corners. You still need a home inspection. I am not a home inspector and I do not scope sewer lines. But I can tell you which corners got cut, and on a house at $218 a foot you should want to know that before the drywall goes up, not after.

Can You Negotiate With a Perrysburg Builder?

Sixty four of the 66 closings came in at or above the builder's original asking price. Ninety seven percent. The median closed at exactly 100 percent of original list.

So no, not on the base price. And the reason is structural rather than stubborn. A builder who knocks $15,000 off your house has just repriced every remaining lot in that phase, and the appraisals that follow will use your closing. They will hold the number.

What is available is everything that is not the number. Rate buydowns. Closing cost credits when you use their lender. Which options and upgrades come included rather than added. A lot premium waived. Those move, and they can be worth more than the discount you were going to ask for, but you have to ask before you sign a purchase agreement, not after.

One more thing about timing. The median new build in Perrysburg took 113 days from listing contract to signed purchase contract. That is not a slow market, it is how spec and to-be-built inventory works. The house gets listed well before it is finished. Plan on a long runway if you are selling something else first, and do not assume a quick close is available just because the sign says the section is selling.

Financing tells the same story. Fifty three of the 66 were conventional, 12 were cash, and one was FHA. If you are counting on FHA or VA financing in a Perrysburg new construction section, verify with the builder early that they will take it, because almost nobody closed that way this year.

Where to Start

If you want the shortest version: Rivers Edge and Saddlebrook are the entry at roughly $340,000 to $387,000. Village at Riverbend is the volume play in the $410,000s to $480,000s. Summerfield is the middle of the whole market at right around $510,000. Coventry Pointe and Hawthorne sit in the $600,000s to $750,000s. Villages at Canterbury is the top, and I wrote that one up on its own in what is happening in Villages at Canterbury. For how Perrysburg compares to the town next door, see Sylvania or Perrysburg.

Send me the section you are looking at and I will pull the lot by lot list of what is still unsold in it, plus what that builder actually closed at on their last three, so you know whether the price you are being quoted is the price or the opening. That is the only version of this data that decides anything.

If you are selling your current house to make the move, start with the home value page and I will tell you what it is worth against the new build's timeline, not against a guess.

Closing data from the NORIS MLS, Perrysburg city records with a listed year built of 2024 or later, manufactured homes excluded, covering January 16 through August 31, 2026, pulled September 3, 2026. Active listing data from the same pull. Per square foot figures are the median of per-sale close-price-to-finished-square-foot ratios, not median price divided by median size. Days are measured from listing contract date to purchase contract date; the MLS days-on-market field is not used. Common questions

How much does a new construction home cost in Perrysburg, Ohio?

The median new construction closing in Perrysburg in 2026 was $517,400 across 66 site-built sales recorded in the NORIS MLS from January 16 through August 31. The middle of the market was a 2,378 square foot house at $218 per finished square foot. Individual closings ran from $339,950 in Rivers Edge to $2,034,773 in Villages at Canterbury. What is still on the market is priced slightly higher, a $538,438 median across 44 active listings.

Which Perrysburg communities are building new homes right now?

Ten communities recorded a new construction closing in 2026, and eleven have something active. Summerfield, Village at Riverbend, Villages at Canterbury, Hawthorne, Rivers Edge, Coventry Pointe, Riverbend Lakes, Saddlebrook, Belmont Farms and The Sanctuary in the Woods all closed a new build. Active inventory adds River Ridge, Riverford, Sanctuary Meadows and The Sanctuary. Summerfield has the most on the market at 11 listings, then Coventry Pointe at 8 and Rivers Edge at 6.

What is the cheapest new construction in Perrysburg?

Rivers Edge and Saddlebrook are the entry points. Rivers Edge closed six homes in 2026 from $339,950 to $383,754 at a $377,148 median, on a median 1,789 finished square feet, and has six more active from $376,474 to $386,784. Saddlebrook closed one at $340,000 and has two active at $339,900. Nothing site-built and new closed in Perrysburg under $339,950 this year.

Do you pay more per square foot for new construction in Perrysburg?

Yes, about 17.5 percent more. The 66 new construction closings ran a median $218 per finished square foot. The 324 closings of Perrysburg homes built before 2024 ran $185.50 per finished square foot over the same stretch of 2026. On price alone the gap looks bigger, $517,400 against $363,525, but a good chunk of that $153,875 is simply that the new houses are larger, 2,378 square feet against 2,029.

Can you negotiate on a new build in Perrysburg?

Not on the base price, based on what the data shows. Sixty four of the 66 new construction closings in 2026 came in at or above the builder's original list price, and the median closed at exactly 100 percent of it. Builders in these sections hold price because a discount on your house reprices every remaining lot in the phase. The negotiation that is available is usually on rate buydowns, closing cost credits, or which options get included, not on the number at the top of the sheet.
