Greater Toledo market report
How's the Toledo housing market right now?
Data through September 30, 2026 6,801 closings recorded in the NORIS MLS since January 1, 2026 Last refreshed October 3, 2026
Almost nobody asking this wants a median. A seller is asking whether they are too late and whether they will have to cut. A buyer is asking whether they have any leverage. One number answers both, so it goes first.
The live side, as of Oct 13, 2026, 12:13 AM: 390 homes for sale across the 9 towns this site covers. 141 have cut their price, 144 have sat 60 days or more, 74 are new this week, and 25 hold an open house in the next two weeks.
48%
of homes sold this year closed for less than the seller first asked, at a median reduction of about $13,400.
Half still found a buyer inside 40 days. Both things are true at once, and the gap between them is the whole story: priced right, a house here moves in about five weeks. Priced wrong, it sits, the price comes down about $13,400, and it sells anyway. The market is not deciding what your house is worth. It is deciding how long you take to find out.
If you are selling: what are the odds you cut your price?
This is the number that decides how your sale goes. It varies more by community than anything else on this page, from 28% in Oregon to 70% in Ottawa Hills. A high share does not mean a weak area. It usually means sellers there start high, and the market takes its time correcting them.
If you are buying: what does each community actually cost?
The spread inside one metro is more than three to one. That is unusual, and it is why a single Toledo number is close to useless for deciding anything. Read the row for where you are actually looking.

How this was compiled
Every figure comes from 85 exports of residential closings recorded in the Northwestern Ohio Real Estate Information Systems MLS between January 1, 2026 and September 30, 2026, deduplicated on listing number. A community is only shown when it has enough recorded sales to support a median, which is why some Greater Toledo towns are absent rather than shown with a number built on a handful of transactions.
How you can check these numbers. NORIS publishes its own monthly Market Summary. Here is my closing count next to theirs for every month both of us have. When the two agree, the month is complete.
| Month | NORIS report | This dataset | Gap |
|---|---|---|---|
| January 2026 | 604 | 603 | -0.2% |
| February 2026 | 563 | 563 | 0% |
| March 2026 | 642 | 659 | +2.6% |
| April 2026 | 762 | 770 | +1% |
| May 2026 | 897 | 911 | +1.6% |
| June 2026 | 984 | 1,001 | +1.7% |
| July 2026 | 987 | 1,005 | +1.8% |
| August 2026 | not yet published | 944 | |
| September 2026 | not yet published | 345 |
August 2026 and September 2026 are not yet covered by an official report. My counts run slightly above theirs because my pull is dated later and catches sales recorded after their report closed.

This page rebuilds from the MLS each time a new export lands, so the date at the top is the real age of the data, not the date the page was written.
