Where Can You Buy a House on an Acre Near Toledo? 104 for Sale
104 houses on an acre or more are for sale across Lucas, Wood, Fulton and Ottawa counties right now. That is 10 percent of the 1,019 single family houses on the market in those four counties. The median one is listed at $394,900, and a few of the towns people ask me about first have almost none.
I pulled every active single family listing in the four counties and sorted it by lot size. Houses already under contract are left out, because you cannot buy those.
How Many Houses Near Toledo Sit on an Acre or More?
| Listings | Median ask | Median size | Median year built | |
|---|---|---|---|---|
| Less than an acre | 907 | $197,000 | 1,544 sq ft | 1948 |
| One acre or more | 104 | $394,900 | 2,024 sq ft | 1975 |
Source: NORIS MLS IDX feed, single family listings in Active status in Lucas, Wood, Fulton and Ottawa counties, pulled October 5, 2026. Lot size is recorded on 1,011 of the 1,019 listings, and the other 8 are left out of both rows.
The median ask doubles, and it is worth being careful about why. The typical house on land is 480 square feet bigger and 27 years newer than the typical house on a city lot. A lot of the under-an-acre inventory is older Toledo housing stock, and that pulls the comparison apart. So the $197,900 difference is buying a bigger, newer house along with the ground. I cannot separate those with listing data.
The median acreage listing sits on about two and a half acres. The asking prices run from $78,900 to $1,700,000.
Which Counties Have the Acreage?
| County | Houses for sale | On an acre or more | Share | Median ask | Median lot |
|---|---|---|---|---|---|
| Fulton | 47 | 22 | 47% | $307,000 | 3.4 acres |
| Ottawa | 35 | 15 | 43% | $375,000 | 2.4 acres |
| Wood | 133 | 13 | 10% | $425,000 | 4.6 acres |
| Lucas | 804 | 54 | 7% | $404,500 | 2.0 acres |
County is the county recorded on each listing.
Lucas County has the most acreage listings by count and the lowest share. It has 54, and they are spread across a county with 804 houses for sale.
Fulton County is where it flips. Nearly half of everything for sale there is on an acre or more, and the median ask is the lowest of the four at $307,000. If land is the requirement and you can live with the drive, that is where the search gets easier.
Which Towns Have Houses on Land?
| Town | County | On an acre or more | Houses for sale | Median ask | Median lot |
|---|---|---|---|---|---|
| Swanton | Fulton, Lucas | 12 | 16 | $504,950 | 3.5 acres |
| Toledo | Lucas | 11 | 539 | $374,900 | 1.8 acres |
| Monclova | Lucas | 7 | 13 | $349,900 | 1.1 acres |
| Holland | Lucas | 6 | 37 | $366,950 | 4.0 acres |
| Wauseon | Fulton | 6 | 11 | $320,000 | 3.8 acres |
| Delta | Fulton | 6 | 11 | $192,450 | 2.0 acres |
| Oregon | Lucas | 5 | 38 | $315,000 | 2.0 acres |
| Oak Harbor | Ottawa | 5 | 12 | $425,000 | 2.6 acres |
| Sylvania | Lucas | 4 | 81 | $586,950 | 1.5 acres |
| Bowling Green | Wood | 4 | 20 | $454,450 | 7.9 acres |
Town is the mailing address on the listing. These are small counts. A median across 5 or 6 listings moves when one house sells, so read the right-hand columns as a description of what is listed today and not as a price for the town.
Swanton is the name to know. Twelve of its 16 listings are on an acre or more, and the mailing address covers ground in both Fulton and Lucas counties, so you get the land without leaving the west side of the metro.
Sylvania has four, out of 81. Perrysburg has three out of 68. If you want one of those two addresses and an acre, you are choosing from a handful, and it helps to know that going in.
What Does More Land Cost?
| Lot size | Listings | Median ask | Median house size | Ask per sq ft of house |
|---|---|---|---|---|
| 1 to 2 acres | 43 | $325,000 | 1,704 sq ft | $176 |
| 2 to 5 acres | 31 | $359,900 | 2,062 sq ft | $176 |
| 5 acres or more | 30 | $612,500 | 2,278 sq ft | $230 |
From one-to-two acres to two-to-five, the median ask goes up $34,900 and the house gets about 360 square feet bigger. Per square foot of house the ask is the same, $176. On these listings the second, third and fourth acre are close to free.
Past five acres it changes. The median jumps to $612,500 and the ask per foot of house goes to $230. That is where you start paying for the land itself, along with barns, outbuildings and frontage that come with bigger parcels.
For a buyer, that changes the search. If you were going to settle for an acre and a half, look at the three and four acre listings before you decide. They may not cost you more.
Can You Get an Acre Under $300,000?
Thirty six of the 104 are priced under $300,000. Eighteen are under $250,000. Fifty four, a little more than half, are under $400,000, and 70 are under $500,000.
That is a lot more reachable than most buyers expect. Under $300,000 on land usually means the house is older and needs systems, or the lot is an acre and change on a county road, or something about the well, the septic or the driveway is why it is priced there. All of those are workable if you know which one you are looking at before you write the offer.
What Should You Check Before You Buy Acreage?
Most of what makes a house on land different from a house in a subdivision is underground or at the edge of the lot.
Water first. Many of these properties are on a private well. Get it tested for flow and for quality, and ask how old the pump and the pressure tank are.
Then the septic system. The county health department holds the permit record, which tells you the age of the system, its type and how many bedrooms it was sized for.
Then where the water goes when it rains, and in Northwest Ohio that one matters. This is flat ground that was swamp before it was drained, and a lot of it still moves water through field tile and roadside ditches. I grew up around residential construction. My dad, my grandpa, my uncle and my great-grandpa were builders, and I worked in it until I was twenty. When I walk a rural property here I am looking at which way the grade runs from the foundation, where the downspouts and the sump discharge, where the ditch is and whether it is holding water. You still need a home inspection and I am not a home inspector, but I will tell you what I see.
Ask about the tax status of the land. Some acreage is enrolled in Ohio's Current Agricultural Use Value program, which taxes farmland on its agricultural value. To qualify, a parcel needs ten or more acres in commercial agricultural use, or under ten acres producing an average of at least $2,500 a year in gross income, according to Ohio State's Farm Office. If the seller has it and you will not be farming, the land comes out of the program and there is a recoupment charge. Ask the county auditor what that number would be on the specific parcel before you settle on a price.
And talk to your lender early. An acreage appraisal depends on comparable sales with similar land, and there are fewer of those than there are subdivision comps.
What to Do With This
Decide how far you will drive before you decide on the house. Inside Lucas County you are choosing from 54. Add Fulton County and you add 22 more at a lower median.

These are Active listings on October 5, 2026, and there are only 104 of them, so the list changes with every sale. Send me your price band, how far you are willing to drive and how much land you want, and I will pull the current list with the well, septic and tax status noted on each one, so you can see which of these are worth a Saturday.
