What about incentives?

They vary enormously from one builder to the next, and most builders here publish nothing. What is on the table at one community this month may not exist at the community down the road, and the same builder will structure it differently depending on whether you are going FHA or conventional, fixed or adjustable. Closing cost help, a rate buydown, a design centre allowance and a lot premium credit are all different levers and they are not equally valuable to you.

Payment is principal and interest on the entry price with 20 percent down over 30 years at 5.5 percent, which is close to what builders here are landing buyers at. It excludes taxes and insurance on purpose. The tax line on a new build is almost always the bill on an empty lot and resets once the county reassesses the finished house. That is the number that surprises people, and I have written up exactly how it works.

Before you tour Graystone Woods

Most builders decide representation at the guest register on your first visit. Tour alone, sign it, and they will generally treat you as their customer from that point on. The builder has already budgeted a commission either way, so the only question is whether you have anyone on your side of the table.
