227 homes closed in Maumee in 2026, at a median price of $306,000, a median $173 per square foot, and a median 37 days on market. Half of them sold for more than the asking price.
That last number is the one worth arguing about, so I will start there.
Is Maumee, Ohio a seller's market?
Barely. And the answer matters more than the label.
112 of 226 Maumee sales with a list price on record closed above asking. The median sale closed at exactly 100 percent of list, and also at exactly 100 percent of the ORIGINAL list, which means the typical Maumee seller in 2026 priced the house correctly the first time and got their number.
That is not a frenzy. A frenzy looks like 70 percent above list and a week on market. This is a coin flip. Price it right and buyers compete. Price it wrong and it sits, because the median home still took 37 days to sell and 142 of the 227 took more than 30.

Notice that the market is not stacked in one tier. Nearly half of Maumee sold under $300,000 and a quarter sold over $400,000. That range inside one small city is the thing people miss when they read a single median off a portal and decide the town is or is not for them.

Two things fall out of that table.
The first is that Maumee is about $100,000 below Perrysburg and Sylvania on the median, and roughly 10 percent below Perrysburg per square foot. Some of the headline gap is house size. Not all of it. When you control for size by looking at the per foot column, Maumee still comes in under both.
The second is that Maumee is the fastest of the group. 37 days, ahead of Perrysburg and well ahead of Sylvania. A town that is cheaper per foot than its neighbors and also moves faster than them is a town where the buyer pool is deeper than the price suggests.
For statewide context, Ohio REALTORS put the March 2026 statewide median at $263,000. Maumee is running above the state, below its immediate west side neighbors.
What are you actually buying in Maumee?
An established house. The median Maumee home that sold this year was built in 1980, at 1,784 finished square feet, with three bedrooms.
Exactly one of the 227 closings was new construction. That is the whole new build market for the year inside city limits. So if you want new, Maumee is not the search, and I would point you to the Wood County side or to the new construction guide for Greater Toledo before you burn a summer looking here.
What that housing stock means in practice: condition is the entire game. In a town where the typical house is 46 years old, two homes on the same block with the same square footage can be $80,000 apart on the strength of a roof, a panel, a furnace and a kitchen. The per square foot median of $173 is an average of a very wide spread.
I walk a lot of these houses. The ones that surprise buyers on inspection are almost never the ones that looked rough. They are the ones that looked finished and were finished badly.
Bedroom mix across the 227 sales: 108 were three bedroom, 65 were four, 39 were two, 11 were five or more. The subdivisions that turned over most were Hunt and Beaugrands with 12 sales, Waterside with 11, Valley Stream with 10, Heatherglen with 9, then The Quarry and Maumee Valley Garden with 7 each. 35 of the sales carried no subdivision at all, which is what you expect in the older grid closer to the river.
What this means if you are buying here
Three things, in order of how much money they save you.
- Get fully underwritten before you tour. Half the market goes above list. You do not win those with a prequalification letter and a wish. You win them by being the offer that can close, and in a market at exactly 100 percent of list the seller is choosing on certainty as often as on price.
- Budget for the 46 year old house, not the listing photos. Ask for the age of the roof, the furnace, the water heater and the electrical panel before you write. In a 1980 median housing stock those four items are the difference between a good buy and a $30,000 first year.
- Do not price off the portal. The estimate models on the big sites are working off the same wide spread I described above, and in a town with this much condition variance they are guessing. Get the closed comps for the specific block.

Your first list price is the whole negotiation.
The median Maumee seller got 100 percent of their original ask. The ones who did not are almost all in that 142 home group that sat past 30 days, and a house that sits past 30 in a 37 day market starts drawing the offers that assume something is wrong with it.
So the work happens before it goes live.
